I’d like your search to end here. By now, you've probably spent more time scouring through pages of results and ruminating over logistics than you’d like. Travel is stressful enough on its own, and when booking for Manila, a city known particularly for its safety and transportation woes, it all can get overwhelming.

Having hosted a thousand guests over two years, I understand that when you’re on vacation or business, the last thing you want is to stress over your accommodations. If you’ve ever encountered a lack of communication or information–or just a poorly-maintained home–I understand. You want to be able to move on and focus on business, relationships with people, and the other aspects of travel.

So let me tell you about our residence.

Our place is run by us for family friends. We aren’t a faceless corporation or a landlord in some distant country but friends, and we enjoy this because meeting people in and of itself is rewarding. One of us meets guests directly and is usually in the area, making arrangements if we’re not. We’ve been hosting for more than two and a half years–dealing with problems from WiFi going down to ruined furniture to rowdy guests–and we strive to be distinguished by Airbnb as a ‘superhost’ which means to live up to high Airbnb standards.

When we set up the home for you, we clean it as if we ourselves are staying in it. If you’ve seen undercover videos of hotels, you’ll see that many accommodations are not that sanitary even if they appear ‘tidy.’ But for every check-in we don’t skimp on laundering the sheets, and we do our own pest-control. And this is because we actually do stay here when it’s not booked–and thus we clean for our own peace of mind. Once we encountered guest that complain us in the review for being overreacting when it comes to cleaning what they left, but no we are not. We are expecting guest to tell us if we need to get ready for extra job cleaning when they check out or during their stay if we needed to, considering small time differences between check out and check in time we will be happy to do that instead of being surprised about the extra ordinary mess that needs more time and next guest is coming. That is why we have our contact information inside the unit and this is the reason we are checking guest throughout their stay. We want every guest to experience the same service and cleanliness other guest had and to be able to check in on our regular check in time.

We aren’t here to beat other Airbnbs on price. That just means cutting expenses being cheaper and cheaper with your guests. Instead, we add value where we can.

Thus, we’re not in the business of ‘just collecting’ your money; we’re in the business of offering value. That is why we have chosen Airbnb’s most flexible cancellation policy. We stand by our home; we are proud of what we offer. And so, we offer it risk-free. If you try it and aren’t satisfied, you can cut your stay short and pay only for the time you’ve consumed. And if, on your first night you’re not happy, you can check-out the second day and we won’t charge you that first night. Many guests tell us they agonize for hours over places to choose, so however we can do away with your trepidation in booking, we will.

The Location
Our place is at The Gramercy Residences, the fourth tallest building in the country. The Gramercy is located in Century City, an upscale development in Makati home to Trump Tower. Century City features The Century City Mall, a small shopping center with several dining options, boutique shops, salons, a foreign exchange store, a Starbucks as well as a Coffee Bean, and its own movie theater. Also here is Centuria Medical, a hub of health and wellness outlets offering services from state-of-the-art lab testing to cosmetic services to urgent care. It is quite popular with visitors from the US, Europe, and Australia where such services can be much more expensive.

Outside Century City and within walking distance is Poblacion, a neighborhood of Makati that in the 2010s has been organically growing as a real alternative to malls as a hangout. An internet search for things to do in Manila will tell you that malls are usually ‘the thing to do,’ but many of our guests express they didn’t fly several hours across the globe to hang out in a sterile mall environment with the same stores from back home.

Poblacion is a mix of restaurants and bars for the expat crowd and the young and the hip. There’s a reggae rooftop bar, an arts events space, a nightmarket that attracts the locals, a biker bar, and several sports bars. It has roadside Mexican restaurants perfect for social gatherings and cheap beer, indie cafés, vegetarian-friendly restaurants, and Thai, Indian, Korean, and pizza startups that just opened up within the last couple of years. If you follow the old adage 'go where the locals go' then this would be a good starting point, because it is a spot the ‘cool’ people from around Manila brave the traffic to visit.

Many of the places in Poblacion have a hole-in-the-wall feel which may exactly be what some seek. But this comes with some caveats: being in a neighborhood that’s not yet gentrified means that some parts are still rough and it would be a good idea to walk in a group at least if its your first time. And I’d say the streets of Poblacion are not for children or for seniors–it would be better to keep them in the more immediate Century City area.

The Gramercy Residences
Opened in 2012 and named after a park in New York City, The Gramercy is where you’ll be calling home.

At its guarded entrance is strict security–which, given the prevalence of security concerns in Manila, is better to have than to be without.

Coming inside you'll find the grand lobby and the concierge. The concept behind The Gramercy was to have hotel amenities while being residential. Consequently, The Gramercy has become its own attraction particularly because of the highly-acclaimed covered infinity pool which, on 36th floor, is the highest in the country. Facing west, it opens up to a view of the Makati skyline and the world-famous Manila Bay and is especially romantic at sunset. Some consider it the Philippines’s version of Singapore's Marina Bay Sands pool and are shocked that such a thing exists in the country. You will definitely want a selfie.

If you swim for exercise, there is a covered secondary lap pool beside the infinity pool. Afterwards, you can relax in the sauna (one in each the men’s and women’s locker rooms), or lay out on the deck for some sun.

The gym is on the 37th floor. It has a yoga room, treadmills, ellipticals, free weights (barbell, dumbbells, and kettlebells) a pull up and dip bar, TRX, and various other machines.

For each guest, The Gramercy issues an individual elevator pass which expires upon checkout, making you more secure from someone randomly coming up to your floor. Additionally, there are security cameras and personnel on patrol at all times in the common areas of the building–from the entrance to the elevators to the corridors leading to the flat itself.

The Flat
The author Ernest Hemingway wrote a story entitled “A Clean, Well-Lighted Place” about the idea of refuge. I view our flat as aspiring to that idea, a place that through all the chaos, traffic, heat, and rain, quietly offers rest, comfort, and an ambiance that will comfort the soul.

This is a place you can truly call home when coming back from sightseeing or business meetings. Professionally-designed, it is beautifully wallpapered and given lots of attention to detail; it is not a generic flat with pieces added as an afterthought or just for the sake of ‘having something on the wall.’ Blues are blended in elegantly with greens and other earth tones, and in a city that has removed much of its greenery to put concrete structures everywhere, this is something refreshing to see.

With a space of 75 square meters, it provides ample room for up to four, and is popular with business travelers and travel buddies exploring the country. The flat has a total of three air-conditioners, a large split-type one in the living area and a small window-type one in each bedroom. There are recessed lights throughout the interior as well as in the very spacious bathroom, where we installed cove lighting for a soft, even glow. Each bedroom has a door that leads out to the large balcony that overlooks the garden at The Gramercy.

Something about the decor–perhaps the design or the way light falls into the bedrooms–makes this place particularly peaceful. It is as homey and cozy as it is sophisticated. The beds all face the windows outside, and we added a drawer in both bedrooms so you can keep organized during your stay. In the master bedroom, we added a small desk.

The flat, which is on the second floor, is not in direct sunlight, so the light is never harsh; it always feels as if you’re cool in the shade. Outside the view is all green, from the courtyard below to the walls of the Century City Mall across the way. If you look up, you see the curved formation of The Gramercy’s infinity pool. It is reminiscent of pictures of Kuala Lumpur’s Petronas Towers.

The flat has the essentials and a bit more. There is a hair dryer, iron, and board in the closet, and the bathrooms are stocked with shampoo and body wash. Of course, cable TV is provided as is WiFi–which, while not the fastest in the world is adequate for YouTube and calling back home. We have also purchased a Chromecast for the TV, so you can watch YouTube right on it. In the bathroom we installed a bidet–a perennial request of our Asian guests.

There are other conveniences:
* The Gramercy is connected to Century City Mall via basement 1 (press the B1 button a few times) so as an added convenience, you are sheltered from the rain or harsh sun when heading to the mall. And 2nd floor, you will need to use the LOW ZONE elevator for 2nd floor access.
* And there’s a laundry service available through a two-day wash and fold service. Just keep an inventory of your clothes as it's a third-party service.

In addition to the flat itself, guests have access to the pool on the 36th floor and gym on the 37th floor. There are no additional fees for the pool or gym, but please note there is a limit of four people per unit who could use the pool. Meanwhile, the gym is strictly for registered guests. This limit is enforced because of unauthorized use of amenities in the past. Additionally, guests may access Century City Mall via basement entrance (on B1) and 2nd floor (2nd floor is on the LOW ZONE elevator) which is exclusive to The Gramercy Residences. And a fee parking space at basement 6 (B6) first come first serve and you should have your access card with you to enter the elevator hallway form the parking space.

* The rooftop nightclub 71st is closed February 2016, without announcement of re-opening. There are still several nightclubs in the city which are easy to Grab (Southeast Asian rival of Uber) to late at night because of the lighter traffic.

In a city where it can take up to an hour to travel a kilometer by car, being able to do so much on foot is a time-saving luxury, and I recommend doing as much as possible within the neighborhood so you’re not exposed to the traffic.

Please see ‘The Space’ above for information on the immediate neighborhood.

Down the street, a short Grab (Southeast Asian rival of Uber) ride away (or 20 minutes by foot for the adventurous) is the finance district and Greenbelt & Glorietta malls. Marvel at the high-rises along Ayala Avenue and explore Philippine history and culture at the Ayala Museum–the best of its kind in the country. Go for a stroll in the gardens at Greenbelt, one of the the country’s preeminent malls, and end the day across the street at Ayala Triangle, a park romantically lit in the evening with its own share of restaurants around the perimeter.

(Our building itself, despite what some may tell you, is not in the finance district. The business district is down the main avenue. Unless you’re the type to really enjoy walking or don’t mind Grab surge fees during rush hour, consider the business district beyond easy access for work.)

The more touristy areas, such as Intramuros, are in a very different part of the city, but I wouldn’t recommend staying near Intramuros for the reason that it’s not a good neighborhood to have as base and is usually visited only once by travelers. Anyway, it’s accessible enough by Grab.

Taxi times to guest destinations, from light to heavy traffic:
Greenbelt: 8 to 45 minutes
Bonifacio Global City (BGC): 14 minutes to 1.5 hours
Intramuros: 28 minutes to 2 hours
Mall of Asia (MOA): 21 minutes to 1.5 hours

Hi! I am Sharmaine, I am managing these listings with with my partner/boyfriend Ranillo- my co-host for two and a half year now. Let me share you a little bit about myself, I was an assistant since 2015 to 2017 for one of the Top Airbnb Host in Manila, John and Wes. As they move on to their next project, they entrusted me to continue what they have started at Airbnb. As their shadow for almost 2 years, preparing our homes for different guests, already grew in me. My point of view about our guest- I love making people feel home, feel comfortable, feel taking care of and I love learning about different things- they usually share. I started to love what I am doing- I can say, that I am (or I really want to be) a handy woman - I love fixing and upgrading things, like -carpentry, plumbing, electrical ( sometimes I'm still scared of electricity itself ha ha ), do the maintenance of our own homes from small broken furniture to painting our walls, stencil, supervising the installation of cornice to baseboards, renovations. etc. I rather hang out in the hardware's and depot's, spend all my spare time there than anything else.
