An open main floor with 14' cathedral ceilings in the main living areas offer a unique sense that you're in a much larger home, and is furnished to maintain a beach-house charm. Freshly renovated with environmentally sustainable ways of living in mind.

We make every effort to ensure our guests will feel as though they are at their home away from home, but also return home having gained some wisdom and ideas to enable them to live more in harmony with our beautiful planet and natural resources.

HOUSE OVERVIEW

Newly renovated and well furnished, the home is located on the second floor of a 2-unit home. The first floor unit directly below is also a vacation rental, one which should cause little concern regarding noise disruptions due to substantial sound insulation installed in the floors. The Chesapeake Bay is a short 3 block walk away, as well as the North Beach Public Fishing Pier, Boardwalk, and an assortment of businesses & restaurants.

MAIN FLOOR

The main living area consists of the dining area, full kitchen, and wide open livingroom which features a 14 foot cathedral ceiling. The queen-sized bedroom is located on the main floor, along with the laundry room, as well as the home's single bathroom.

BATHROOM

In the bathroom you'll find a newly refinished cast iron clawfoot bathtub fully equipped for quick showers as well. Guests will find a fully stocked set of 8 bath towels & wash cloths, 4 hand towels, a freshly cleaned bath mat, and an assortment of bath/ shower/ grooming supplies (if needed).

Another unique feature, one which we equip all our vacation rentals with, as well as our own home, is an add-on toilet bidet. We offer this option as a means of encouraging guests to use less toilet paper than they normally need. If you're already well versed in the use of a bidet, it should work in a similar manner as any other installation.

If you've never had the opportunity to use a bidet, you might be apprehensive about trying one. Don't worry, we were too, and promise that it's not anywhere near as traumatic as you might be imagining the experience. We encourage all guests to try this feature, we've found that most people find it to be far more effective means of "cleaning up", and often purchase one for their home!

LAUNDRY ROOM

The laundry room is equipped with a stacked set of late-model full-sized Samsung frontloading washer and dryer, laundry detergent, bleach, dryer sheets, and a set of wool dryer efficiency balls. If guests need to press a garment, the laundry room is also equipped with a full-sized ironing board and electric iron.

Finally, the laundry room is also equipped with a large floor-to-ceiling storage closet which features a number of hanger rod and wire-drawer storage options if guests need more room to spread out.

KITCHEN

In the fully equipped and furnished kitchen, guests will find a full-sized Samsung double French door refrigerator with bottom pull-out freezer drawer. As with most houses in the area, this home is all electric and thus equipped with a modern smooth-top 4 burner stove and broiler-capable oven for all guest cooking needs.

Because the counterspace is limited, we've equipped the kitchen with an easily moved rolling island to provide additional preparation space. For clean-up, guests can choose to load up & run the full-sized under-counter dishwasher or may elect to hand wash dishes in the delightful oversized single basin farmhouse sink.

We've fully equipped the kitchen with full settings for 8 guests, a single-brew coffee maker, a toaster, a full-sized microwave, a full set of pots & pans, and much much more.

DINING AREA

The dining area offers a large wood-finished dining table with seating for 8 people to enjoy a meal comfortably. The chairs found in the dining area are another one of this home's unique characteristics, and are all one-of-a-kind. In the spirit of eco-conscious sustainable living, the chair seats have been reupholstered with jeans which had become too worn out to wear, but not too worn out to repurpose!

As with all of the repurposed furnishings & features guests will find in this home, we did most of design & refurbishing ourselves during the renovation process. As for these jean chairs, they were all cut and reupholstered by Katie, and required just one or two of her many many skills and talents.

LIVINGROOM

If you need to relax, in the livingroom you can take your pick from two full sized couches or multiple cushioned chairs to stretch out. One of those couches is a thick cushioned futon which pulls out to offer guests another full sized, and comfortable sleeping option.

This is also where guests will find the wall-mounted flat screen television which offers Xfinity cable service with hundreds of local and national network options, a DVD/ Blu-Ray player (with a small library of movies), and Roku Streaming Entertainment Service.

The Roku system allows guests to log into their own accounts for nearly all streaming entertainment services, such as Netflix, Amazon Prime Video, Hulu, HBO Max, Vudu, Spotify, Pandora, YouTube, and many many more. Guests can be confident that their login information will be secure, as the Roku is preset to "Guest Mode".

The primary benefit of "Guest Mode" is that before a newly arrived guest can log-in to any streaming services, the system asks them to enter their check-out date & time. The check-out date/time is then stored in the Roku's memory so that all guest account and login information entered during their stay will automatically be purged and deleted from the Roku system at that time.

THE LOFT

The home's remaining sleeping accommodations are located in a truly exceptional area found in this home! Guests will find two twin and one full-sized beds located up a set of stairs off of the livingroom which lead to the home's distinctive and unique upper loft.

This loft runs roughly 2/3rds the length of the main floorplan sitting over the dining area, laundry room, & queen bedroom. Most guests love the rare perch offered by the loft which overlooks the main livingroom area below, and a closer look at that 14 foot ceiling!

HEATING & AIR CONDITIONING

With respect to the home's HVAC systems, heating and cooling both require guests are accustomed to some old-school systems. With both heat and A/C, there is no centralized thermostat control to adjust the temperature of the entire home.

In the Summer, the unit is equipped with 2 window-mounted air conditioner units on the main floor and 1 wall-mounted air conditioner unit in the loft. Together they are more than capable of cooling the house effectively, even during the hottest days of the year. Guests will need to adjust the desired temperature setting for each of the 3 individually.

In the Winter, each room (and the loft) are equipped with at least one electric baseboard hydronic heater which effectively heat their respective areas. As with the air conditioners, each heater unit, regardless of length or location, needs to be adjusted individually using a selector knob on one end.

The challenge with the heaters is that, unlike the air conditioners which offer digital temperature settings, the heater setting knobs are equipped only with a knob which can be set to full on, full off, and an infinite range of settings between the two. It takes some getting used to, but that doesn't take long.

SHARED ACCOMMODATIONS

As a 2 unit vacation rental house, there are a small number of shared amenities available to all guests on a first come first serve basis. That said, we always encourage guests to coordinate with each other if they have a need or desire to use any of the shared features during a specific day or timeframe. We've yet to have a conflict which wasn't easily reconciled to the benefit of both guests.

The first of these shared accommodations is the off-street driveway parking. The gravel driveway sits on the right side of the house (when facing the house from the street), and is wide enough for a single vehicle, however does provide plenty of room for even 2 larger vehicles to park nose to tail without obstructing the street or sidewalk. With that in mind, we ask any guests whose party arrives in 2+ vehicles that choose to park in the driveway to make an effort to take full advantage of the 2 driveway spaces with 2 vehicles. While on-street parking is rarely an issue, it can become crowded at times for other guests and our neighbors without driveways, and every little bit counts.

The house features a newly refinished wrap-around deck and an outdoor table, chair, and umbrella set for shared use. In the Summer months we provide a charcoal grill, charcoal, and lighter fluid for all guests to use as they desire. The grill is not large enough for more than one grill-master at one time, so we encourage guests to coordinate with each other for any planned use of these amenities.

Finally, the backyard, while not the property's marquee characteristic, is available for use by all guests. While there are times when it's not an option, we ask that those guests who are staying with their furry-family members avoid using the backyard as a regular "relief area" if at all possible. If it's unavoidable, no problem, we just insist guests completely remove all waste from the yard immediately after being produced. We actually offer all guests with doggy poop bags for their use as needed.

The house is located on a residential street which isn't the primary route through town, but sees it's share of hustle & bustle on any given day. The particular stretch section of 3rd Street is made up of a diverse variety of young families, a few empty nesters, and a few younger couples just getting started. That said, the volumes of foot traffic can be higher than you'd expect.

Many fellow residents living areas of North Beach which are further away from the Bay regularly use our street during their daily pilgrimage to the water. This has the benefit of providing residents living on our little section of 3rd Street with a disproportionately high level of human diversity than one would normally expect for an area of this small size. This anomaly is both welcomed with open arms and appreciated by our neighbors.

The location puts Guests less than a mile walk to the North Beach boardwalk, pier, public beach, coffee shops, antique shops, US Post Office, and ice cream shops.

There is always something going on in North Beach, regardless of time of the year. We'll do our best to keep you posted about what is planned during your stay, and make sure you are provided with the resources to find more informational.

I'm only half of the equation, with my bestie and business partner Katie providing the other half of what we need to make this business run well. I grew up mostly in Massachusetts, Katie grew up in Oregon. We first became acquainted in the mid 90's when we were both fortunate enough to be UH-60 Black Hawk Helicopter Crew Chief assigned to the 3rd Infantry Division at Hunter Army Airfield in Savannah, GA. It was a great city and a heck of a lot of fun. We both left the service forging careers in the aviation industry, albeit doing so at near opposite ends of that industry. Katie refined what she learned in Army and is now a well established and respected Federal Aviation Administration (FAA) Aircraft Airframe & Powerplant (A&P) Mechanic. I took the other route, I was going to be an airline pilot someday, and that was that. Funny how the economy has a say in everyone's career plans, with me staring into a pilot labor market where it didn't matter if your name was Chuck Yeager, no one was getting hired. I that caused me to need to refine how I defined the term "career", the alternative likely having it defined for me by someone else. My career took a job standard path, and suffice to say was most certainly more interesting for me than sitting in a little cockpit for 8 hours a day. The breadth of aviation experience I had gained as a result eventually landed me working for the, US Air Force as a civil aviation industry Subject Matter Expert, a hyperbolic title if ever one existed. I left that job able 1½ years ago because it was time for me to do something else. For the last 10 or so years, Katie and I had acquired a number of single family residential investment rental properties, doing so due to 1 part long-term retirement planning, and 1 part forced to do so by imploding housing market. Katie and I had slightly differing strategic doctrine with respect to how we perceived these houses, and what we expected from them in terms of the investment they were supposed to be. In short, I was all about the long game, and year end tax benefits. It didn't matter to me that the mortgage was a little higher than the rent we get, I saw every dollar we needed to spend every month not as money being lost, but money being saved in an investment fund. The house was a bank, and we were putting money into it which we'd eventually set again 30 years down the line. Katie on the other hand felt that if the a house couldn't at the very least break even every month, much less produce positive revenue, than it should be considered a liability which is taking away a portion of our liquidity, which was needed if we were ever going to diversify our assets or increase our holdings. Trying to rent big single family houses and turn a profit of any kind can be a tall order, especially in a region where property values don't give property owners much wiggle or options. One of the issues we were struggling with was the fact that we are terrible business people, just bad bad bad. You see, we have always valued people far more than profit, and racked & stacked our priorities to reflect this. Guess where we ranked the priority of "implement a defined structured rental rate increases strategy which sets all % increases and frequency of rate hikes to match Maryland State maximums, and ensure it is added as a requirement of all 12 month leases, structuring the plan to automatically execute"? Yeah, we had realtors and "experts" asking why we weren't talking the money we were entitled to.... In the 10 years we were on this market of 12 month leases, we raised the monthly rent rate of a current tenant exactly 0 times. Why? Because I don't know how to think on a way that brings me to the conclusion that I'm entitled to someone else's earnings and savings because greed says its acceptable. It's not, and we hope every single one of our Guests realizes after staying at our new vacation rental that it probably never will. Katie and I live by a number of defined values, two are exceptionally relevant here and can be summed up in these two simple mantras: 1. People before Profits 2. As your booking dates approach, we'll be periodically checking in with you via AirBnB Messenger & SMS Cellular Text Messages to ensure we can provide you with exactly what you need during your stay and that your expectations are being met.

WHAT TO EXPECT PRIOR TO ARRIVAL

The evening prior to the your stay, we'll issue you your access door code and a brief explanation of how the smart lock. We'll also provide you with any last minute details which relate to, or could have an impact on your arrival or experience while you're here.

Examples of these details include, but are not limited to:

- Unusual or extreme weather events being predicted during your stay

- Making all guests aware of the booking status of the second vacation rental unit on the property

- Any North Beach Town Special Events which are scheduled to occur during a guests stay, and what to expect as a result (increased demand for on-street parking, heavier pedestrian foot-traffic, potential opportunities for guest participation, etc.)

- Any renovation or repair work being planned in the property's vacation rental unit or anywhere on the property. With very few exceptions, we will actively ensure we minimize to the greatest extent possible, any needs for us to access your vacation rental unit at any point during your stay. Any exceptions (need to water house plants, emergency maintenance issues, etc.) where we must have access to the unit will be thoroughly coordinated with you prior to our arrival.

- Our contact information and any travel we have planned during your stay which could limit our availability to you or have any implications on our ability to quickly respond to any acute or unexpected needs which may arise during your stay. If we are traveling out of the area at any point during your stay, we will provide you with a detailed set of alternative service options for any possible issues or concerns. We will make every effort to provide you with an equivalent or better level of guest care if we're not available to our guests for any segments of their stay.
