>> CLEANING PROTOCOL: Every owner of a property listed with Bolthole Retreats has undertaken to implement a series of additional cleaning measures in order to minimise the risk of infection between stays. Housekeepers have been instructed to follow a 30-point guide which involves cleaning first to remove germs and other impurities, and then disinfecting to kills germs with chemicals while wearing disposable gloves and facemasks. All laundry will be washed using a bleach or other disinfectant-based laundry detergent containing active oxygen bleach at a temperature of at least 60 degrees. At least one pot of hand sanitiser, and for the larger properties 2 or 3 pots, will be provided. Implementing these measures will necessarily result in an increase in the time taken to undertake a clean. Therefore, we ask that guests respect the advertised check-in and check-out times, and we will regrettably be unable to agree to any exceptions.

THE SPACE>>Turn down the gravelled driveway and you’ll immediately feel like you are stepping back in time as you park and turn to face 300-year-old Butts Farm. This Grade II listed barn conversion has been in the same family since the 17th century, with the current owners converting the barn in 1992 into a beautiful property, sympathetically maintaining the traditional character of the cottage yet providing every modern convenience with a contemporary interior design.

Butts Farm is the perfect property for a family gathering or friends’ get together, with its fully equipped kitchen and spacious, yet cosy, living room and dining area. The downstairs twin room, with adjacent W.C. and downstairs shower room would suit guests with limited mobility (though not wheelchair friendly). Upstairs are four double bedrooms, one ensuite and two sharing a family bathroom and the downstairs shower room.

The owners have gone to great trouble to encourage wildlife into the garden and the outside of the building, with little owls regularly seen nesting at the end of the property and threatened insects and making their home there. At the rear of the farm there is a secluded garden with a patio, fire pit and large picnic table. The garden can be accessed via the kitchen or the dining room. A path leads from the garden to Englands, the community playing field, which guests are free to use for outdoor games or to wander over to with a picnic blanket in hand to watch the local cricket club playing their matches.

Poulton is a small but thriving Cotswold village with a traditional British pub, The Falcon Inn, serving British modern food, and featuring locally brewed cask ales. The village has a church (St Michael’s and All Angels) and a children's playground and playing field, called Englands, directly across the lane from the cottage. A traditional summer fete is held each year on the first Sunday after the August Bank Holiday. The closest food shops to the cottage are in Fairford, approximately 3 miles away.

Full Property Description
Ground Floor

Kitchen
Step through the stable doors into the spacious, fully equipped kitchen with its impressively high, vaulted ceiling, original beams, flagstone floor and country cottage kitchen units. The kitchen is dual aspect, looking out over the garden on each side and has a side door leading out to the garden and patio, making it easy to carry food outside for outdoor dining. An antique wooden table sits at the centre of the kitchen and comfortably seats 6 (the dining room is used for main meals and seats 8). The kitchen is equipped with a large, U.S.-style fridge-freezer, dishwasher, hob, oven and microwave. (Please note the Stanley Aga is only used for heating purposes, not for cooking.)

Continue up two stone steps to the inner hallway and into:

Utility Room/Downstairs Shower Room
This spacious multi-purpose room is both a Family Shower Room, with a corner shower, W.C., washbasin and heated towel rail, and a Utility Room with a washing machine, dryer, double sink, iron and ironing board.

Through to:

Living-Dining Room
This stunning, open-plan room is Butts Farm’s shower stopper, and what really makes it an ideal place for family or friend gatherings. The Living Room has a large wood burner set into an original stone fireplace and is furnished with three large sofas, comfortably seating all guests around a solid oak coffee table. A large, flatscreen smart TV and a bookcase with local reference books and guides is provided for rainy days and relaxing evenings. French windows open out to the gravelled parking area.

Off-set from the seating area is the beautiful Dining Room, which features a high ceiling reaching up to the gables, with original beams and stone walls. A very large, antique pine dining table comfortably seats eight guests and doubles as a ping pong table…bats, net and balls provided! The dining area also has two farmhouse chairs and a gorgeous doll’s house. French windows lead out to the garden, and a handy side door opens onto the patio and the outdoor seating area.

Through the Living Room to:

Bedroom 5 – downstairs twin room
This pretty downstairs room is carpeted and furnished with two full-size, single beds, a bedside table and reading light, a hanging rail, a rocking chair, a chest of drawers and a bookcase with a selection of local reference books and novels. The room features an exposed stone wall and two long castle-like windows that look out to the driveway.

Downstairs W.C.
At the end of the hallway, next to Bedroom 5, is a handy cloakroom with a dual flush toilet and wash basin.

Upstairs

Head back to the inner hallway and up the carpeted stairs, with handrail. At the top of stairs pause a moment to look down at the Dining Area and up to the fabulous vaulted ceiling before heading to Butt Farm’s four upstairs bedrooms and two bathrooms:
Bedroom 2
Featuring original beams and stone walls, this ensuite double bedroom is furnished with a standard double bed on a Victorian style, wrought iron bedframe, with bedside tables and reading lamps. A large hanging area is provided, behind thick curtains (the travel cot is stored here), and a chest of drawers with a mirror above.
Ensuite/Shared Family Bathroom
A door opens directly from Bedroom 2 in to the ensuite bathroom (can be locked on either side for privacy), with full size bath, and handheld shower (for hair washing only), wash basin with light and shaver point.
A second door opens from the landing into the bathroom (can be locked from the inside for privacy), making this bathroom available to other guests.

Bedroom 3
This beautiful double room features a thick oak beam - originally part of a ship! – and original stone walls. The room, with its accents of gold, is furnished with a standard double bed, bedside tables and reading lamps, a chest of drawers with a mirror above, and a hanging rail.

Bedroom 4
Furnished as a children’s room, with two small twin beds (2ft 6” wide), bedside tables and a hanging rail and shelves for storing clothes and personal items. This bedroom also has an ancient ship’s timber across the width of the room – the perfect setting for a pirate’s tale or two! (This room can be made up as a double on request.)

Bedroom 1 – Master bedroom
The impressive ensuite master bedroom features a striking oriental wall hanging, a king-size double bed on a chrome bedstead and a massive ship’s timber. The room is furnished with bedside tables and reading lamps and an antique oak wardrobe.

Outside
Butts Farm is approached via a long, gravelled drive (shared with one neighbour), which leads to the parking area (to the left) and the main door into the house (to the right). At the rear of the property is a lovely private garden, with a grassy area, large picnic table with room for everyone to eat at, and a fire pit. A path through the garden leads to a gate that opens on to Englands, the village community playing field, where guests are free to use the facility to play field games and watch the locals playing cricket matches.

Original features: Butts Farm is a Grade II listed 17th Century barn and has some beautiful original features, including some low doorways and beams on the upper floor and flagstone flooring in the kitchen.

Parties: the owners do not accept stag/hen parties but welcome family celebrations.

Noise: Butts Farm is in a quiet residential area, with neighbours sharing the driveway, in consideration of the neighbours we respectfully request that noise levels are kept to a minimum after 10pm, especially when outside on warmer evenings.

Fireworks: We appreciate that fireworks might be fun to have for a celebration, but they present too high a risk in a built-up area with some very old houses neighbouring our property. Therefore, please do not use fireworks in any area, inside or outside, while at Butts Farm. We hope you understand our concern.

Wildlife: The owners have encouraged endangered wildlife species to live close to the house. This includes mason bees and little owls. The mason bees have formed burrows in the stone by the front door. This is absolutely normal, please do not disturb them or block the holes. Mason bees are non-venomous and will not bother you.

Little owls nest in spring at the far end of the farmhouse. When one of the pair is calling for the other at night, they will make a soft screeching cry, which lasts just a few minutes. Do not be alarmed, and even consider yourself lucky to have heard (and hopefully see) these beautiful little birds of prey whose numbers are falling in the UK.

The property is over 300 years old and is in a rural location rich in wildlife. If you leave doors and windows open butterflies and other species may come into the house. It is easy to return them to the garden! The owners do all they can to leave the barn immaculate for guests, but also value nature If you are concerned please contact the housekeeper. Please do not use any insecticides or sprays in or outside the house, if you are worried about wildlife please contact the owners.

Poulton is a small but thriving Cotswold village with a traditional British pub, The Falcon Inn, serving British modern food and featuring locally brewed cask ales - booking strongly advised. The village has a church (St Michael’s and All Angels) and a fantastic children's playground and village community playing field, called Englands, just behind the Farm, with direct access through the garden gate. Poulton Cricket Club is based at Englands and has a full training/match schedule and welcomes visiting spectators.

The closest food shops to Poulton are in Fairford (3 miles) and Cirencester (6 miles) – see below and Cirencester Guidebook at the end of this Welcome Guide.

Fairford Shops
Well known for its RAF base, the site of Concorde’s maiden flight, and the Royal International Air Tattoo, Fairford is an interesting market town with a selection of small supermarkets, coffee shops, a Post Office, fuel station, a butcher, Boots pharmacy, and other local-interest stores: (See below for more information on Fairford.)

Cirencester Shops
Known by many as ‘The Capital of the Cotswolds’, Cirencester has a wide range of large supermarkets, shops, cafes, restaurants and services (see the ‘Cirencester Guidebook’ below, page 18). For a food shop choose from:

A car is not essential but recommended if you want to explore the area. The cottage is 90 minutes from London Paddington station – taxi transfers from Kemble railway station are available

Fairford
Fairford town dates to AD 850 when it developed as a safe place to cross the River Coln. Later it became a mill town (wool), with the mill still standing today, but not in operation. Today the River Coln is known for its excellent trout fishing.

The town has an impressive church, St Mary's, known as a Late Perpendicular 'wool' church, with beautiful medieval stained glass and interesting wood and stone carvings.

The Market Place and High Street are where visitors will find most shops, cafes etc, with impressive 17th and 18th century stone houses lining the streets, including 7a Coffee Shop and Linwood Café.

There is free parking in the Town Car park, in the Market Place and at the top of the High Street. Other streets have one-hour restrictions.

Fairford is a 'Walkers are Welcome' town, the local council provides several walking suggestions and routes taking in the pretty park, water meadows and riverside trails.


Poulton is the home of Performance Cycling, one of the Cotswolds’ leading bike shops and hubs. Visits are by appointment only, so if you would like to drop by be sure to contact them beforehand.

Recommended Local Days Out
Butts Farm is just 5 miles from the Cotswold Water Park, with 150 lakes over 40 square miles offering every imaginable outdoor activity available from fishing and swimming to SUP and wakeboarding and much more.

Head to Lechlade (8 miles away) for a day’s boating on the River Thames. Hop on at the Trout Inn and spend an idyllic day cruising down the river with Cotswold Boat Hire to Tadpole Bridge and back.
