Thank you for your interest in my listing! I love this area of Guatemala and love sharing my special place with other people. I have a beautiful house on the beach, 20 miles away from Flores and 30 miles from Tikal (Tikal to Flores is 40 miles, so your drive to Tikal will be the same length). Over the past few years, we have restored an old house, built a couple of new units, and a completely new house half a mile away. Please click "read more about the space" a full description.

In a nutshell:

The room sleeps two in a comfy queen bed, has a private bath and AC. Very private, polarized French doors overlooking the lake, shared kitchen with other guests.
Clean rustic house with fully equipped kitchen.
There are about 20 steps to go down to the house from the parking, and 30 steps to go down to the beach. No wheelchair access.
Right on the lake, for people who enjoy relaxing in nature.
5 miles of dirt road, 99% of the time passable with a normal car. Bus stops in front of the house.
Limited internet access (500Mo a day, more than enough to browse and skype, not to stream movies or upload big files) as we don't have a landline nearby. Bring your movies and entertainment.
1 mile from stores with drinks and chips, 20 miles from supermarket, BRING ALL YOUR FOOD if you want to cook.

Welcome to San Damiano! I bought this place in 2012 and since then, have been adding to it bit by bit, to turn it into a cosy home with a beautiful lush garden. Being a world traveler myself, I try to offer guests the things I am happy to get during my travels: comfortable beds, 100% cotton sheets, big enough towels, a fully equipped kitchen with sharp knives and non stick pans, and an overall clean and welcoming place. I hope you love it as much as I do.

San Damiano is a special place where you can watch both the sunrise and sunset from your own private deck, have a meal al fresco overlooking lake Petén Itzá, and wake up to the sound of hawler monkeys.

Yes, we are in the jungle, and while the house is pretty much free of critters (they’ll come around if you leave food outside, so please leave it in the fridge!), we are still surrounded by wildlife. There are monkeys, toucans, and many other animals inhabiting the jungle. You will seldom see them, and regarding insects, we take every precaution to make sure the house is free of them. There are mosquito nets on the windows and we regularly inspect the place for nests.

We take pride in offering this place to guests, and hope you will love your stay. If anything is not up to your standards, please let the staff know and they will do their very best to make you happy. I am not around all the time, but am usually just a text message or email away.

The house is a group of three units, one with two bedrooms (with fans), a shared bathroom and a kitchen, and two units with larger bedrooms, their private bath, and air conditioning. You are renting a bedroom in a separate unit so you will have a lot of privacy even if there are other guests. The unit is just for you and has the rooftop terrace on top.

You can check in at any time after 2pm, my staff will either wait for you or give you instructions. The area is very safe and the lake is clean and safe too. This part of Lake Petén Itzá is still wild and quiet, at night you will hear hawler monkeys and frogs, you can fish, hike in the jungle, etc.

Most guests come for two or three nights, wake up early to visit Tikal the next day (one hour ride, 10 miles dirt, 20 miles asphalt), and come back to a refreshing swim in the lake and sunset. You are a mile away from the village, so the place is pretty quiet, and you should bring all your foods and drinks from Flores. See below for details about buses and logistics, although if you can afford it, it really makes sense to rent a car to explore the area, whether you stay with me or not.


Your room is called The Cave, because it is partially buried, making it cool most of the year, and also because of its stone walls. It is a unique piece of architecture and the first room we built. The build included local stones and different precious woods, that were used to make storage doors and the beautiful wooden floor. The big windows with lake views make it feel like you are on a boat when you’re in bed. It stands in a separate unit and has its own en-suite bathroom with hot shower, and an AC unit.

The Cave is about 20sqm 220sqft, plus en-suite bath. It features a comfy queen size bed with 100% cotton sheets, a comforter if you get cold, bedside tables and lots of space to store your things, a dozen plugs to charge your laptops and phones.

The bathroom has a closet, and the shower has hot water via an electric system, meaning the water is hot but not boiling hot.

This room has huge 8 sqm French door that offers a gorgeous view over the lake. This is also the room with the most privacy of the property. The doors are polarized for extra privacy and it sits in a corner, so no one will come in front of your room. It has curtains as well.

The Cave is ideal for couples who want privacy, we have even had honeymooners and engagement trips.


The main house has a fully equipped kitchen to prepare your meals. Contact us if you need us to arrange meals for you. We need advance notice to shop for fresh food and have staff available, so it is not always an option.

The kitchen is spacious and has a big gas oven with six burners. There is a fridge and freezer, and we also have a chest freezer on the rooftop terrace should you need it. We have enough pots, pans, plates and cutlery to accommodate groups, we have cooked for up to 22 people for a week straight!

The kitchen has a French press for coffee, an Oster blender that can crush ice, sharp knives and non stick pans. There is a vegetable peeler, ice trays, wine and beer opener, and most things you would need to prepare a nice meal.

You will also find 5 gallon tanks of purified water for drinking.

We have a nice panoramic terrace overlooking the lake, where you will love to rest after a day exploring Mayan ruins. It is generally cool during the day thanks to big trees casting their shade over it. It is fully roofed, so that is where you will sit down for meals too.

The terrace has a table big enough to sit 12 people and a sitting area with a coffee table. There is also a bar area with stools, an electric oven, electric burners if you want to cook outside, and a wood oven. The wood oven has an opening with iron bars where you can barbecue, my staff can help you with that.


The private beach is 30 meters /100ft wide, it has a deck with a couple of hammocks, and the water is generally crystal clear, it gets a bit muddy on the rainy days. The best sunsets are from October to February. The lake is around 30C /80F degrees year round so you can swim at any time. It is safe for kids.


Before you arrive, the housekeeper does a deep cleaning of the house. If anything is not up to your standards please ask my staff.

I have a full time guardian who works from 7am to 4pm. He will be there to greet you if you arrive early enough, or will leave the house open for you, and meet you the next morning. Every day, he cleans up the trash and tidies the common areas. He will answer your questions and help you with anything you need. Then he generally goes away to work on my other property, but will stay around as long as you need, if there is a leak or something broke for example.

You will be alone at night, he can be reached by text or phone in case of an emergency. The area is very safe so you can leave all doors open at night and enjoy the breeze.

If you need help preparing meals or doing laundry, we can arrange that for an extra fee.

My guardian is very hard working, patient, and eager to help. He does not speak English but will understand most problems if you point, or go online for automatic translation.


It is better if you have your own vehicle, but you can also come by bus. There is a 5 mile stretch of dirt road to get to the house.

Most of the year, the road is in good shape, it gets bad with the rains around September but except for a few days per year you can access with a normal car. Otherwise by bus, there are 6 buses a day from Flores to San Pedro, or you can take a microbus hourly from Flores to San José, 6 miles away, and hire a Q40/$5 tuktuk from there. It takes about 40 minutes by car to go to Flores and one hour to Tikal, 1 hour by bus to go to Flores. You can take a bus to Flores, then to Tikal to visit the ruins. First bus at 445am puts you in Flores around 540am so you can leave on the morning flight to Guatemala City.

I can put you in touch with a driver too. I don’t charge anything for that, and you deal with him directly. Everyone so far has been very pleased with his services but, in case you are not, remember you are dealing with him directly. He charges around $40 for Flores/Flores airport pickup, grocery shopping and driving you to my house, and $100 for a day in Tikal. A car rental will be cheaper. Look up rates on Kayak for Hertz and others.

Our village is small and you will find basic shops that sell mostly dry goods and drinks. The nearest supermarket where you will find more choice is 20 miles/30km away. We recommend you bring your food from Flores if you like to cook.


We can provide meals for you as well. The rate is Q35 (around Q4) for breakfast, Q70 (around $9) for dinner. We also have to go all the way to Flores to shop for fresh food for you, so we may not always be able to offer meals. Please ask as much in advance as possible.


As much as we would love to have fast and unlimited internet for guests and ourselves, this area is remote and got electricity just a few years back. People never had landlines, so the best we can do for internet is to use a USB WIFI modem to get online, and the quality of connection varies greatly from day to day. It is enough for me to run my online business, but some guests have expected to be able to watch live football or listen to music for hours on end, and that is sadly an option only if you buy extra data credit for it AND the speed is good enough that day.

Our wifi dongle has a data limit of 500Mo per 24 hour and when it is up you can purchase more credit or we will put a new plan the next day. It is enough to email, go on social media and have a short phone conversation to make sure all is good back home. Enjoy the digital detox and the jungle!

If you stay for a couple of weeks in Guatemala you can buy your own SIM card for your smartphone. It costs around $5 and from $14 for 1Gb of data valid for 30 days.


Mosquitoes are pretty rare, but you might want to plan for repellent, because there are quite a bit in Tikal. We usually get a few around sunset and that’s it.

I see about five scorpions a year, but they could be there. No one has ever gotten a bite in five years. Ignore them until they are far enough for you to kill them with your shoe. Don’t walk barefoot at night without a light.

If you leave food in the kitchen you might get cockroaches, mice or skunks. We clean the house before every arrival, and empty the trash every day for you. Keep food in the fridge, even bread, cereal bars and cookies, if the containers are open.

Sometimes, the power goes out. It’s usually for a couple of hours, or if a tree fell on the line after high winds, it could be the whole night. We have candles for that. Please don’t burn the candles for decoration, you may be in the dark when power goes out. This affects the whole area, we warn the electric company but can’t do much more about it. You will get the same situation everywhere else.

The area is very safe and you can park on the street. We leave the house open most of the time and never had any trouble. Locals are very friendly. You’ll find keys to lock if you want.

You are renting a room. Sometimes there are other guests, sometimes I'm there, sometimes you're on you own. My staff comes 7am-1pm. You have the place to yourself in the afternoon, and we are usually a text message away.
